A record price for single-level house has been set in The Ponds with a five-bedroom home selling for $1.35 million.
The property at 88 Amarco Circuit attracted strong interest because of its rare block size of 760 sqm — around 200 sqm more than the typical allotment in the master planned suburb.
It also has an in-ground pool and in-law accommodation.
Agent Ruma Mundi from First National Real Estate North Western said it was a good result for its location backing onto Schofields Rd.
It is directly opposite Tallawong Station which increased its appeal with buyers.
“It is good for someone wanting access but it is a little bit of a noisy spot,” Ms Mundi said.
“It is a beautiful home and having that extra in-law accommodation makes a difference — it had been done properly with a kitchenette.
“Families in this area generally have elderly relatives living with them and that was one of the requirements for our buyer.”
According to CoreLogic RP Data, the property, which is a 10 minute walk to the station, was last sold in 2013 for $421,000. The home was built on the site just a year later.
Ms Mundi said swimming pools are not common in the suburb because of block size and was a bonus inclusion for a single level home and helped the property achieve a new price high.
Other features include a high-end kitchen fitted with stainless-steel appliances including a 900mm oven and gas cook top. It also has a walk-in pantry, stone bench tops and glass splash back.
The kingsize master bedroom has a walk in robe, large ensuite with double vanities and a study nook overlooking the rear garden.
The Ponds, which covers 390ha and includes an 80ha nature corridor, officially became a suburb in 2007.
Latest figures show the median house price in the suburb fell almost five per cent in the 12 months ending in April to $1.005m. During this period there were 244 house sales recorded.
Property sales, however, have picked up in recent weeks.
Recent results include 21 Cicada Street, a double storey four bedroom home which sold for $1.1 million and 17 Basin Street, a five bedroom double storey residence which fetched $1.255 million.
The previous record for a single level home in The Ponds was $1.31 million paid for 44 Petal Parkway in July 2017.
